Dubai rental yields hold at 6.58%

As of July 2026 the average residential rental yield in Dubai is 6.58%. The spread between property types is notable: apartments deliver around 6.9%, townhouses 5.1% and villas 4.5%.

Ready homes are back in focus: secondary market sales posted their strongest monthly increase in three years. Buyers who need income now increasingly choose completed units over off-plan.

One more detail of the month: Dubai South took a large share of transactions while prices barely moved — 96.6% of its sales came from off-plan stock.
